We’ve set high qualification standards and have a detailed application process, which includes income verification, rental verification, background checks, credit checks, FBI's Most Wanted List, National Terrorist Database, and the Sexual Offender Database.

Prospective residents can apply online with the click of a button, existing residents pay their rent online instead of sending rent checks by mail.

We have a dedicated maintenance team of qualified vendors that provide us discounted rates which are passed on to the owner. In addition, we have our own maintenance company. Together this ensures prompt repairs and we are on-call 24/7/365 for emergencies.

Rent Collection

We manage all rent collections for your property. We have strict policies and standards in place to collect rent as effectively as possible.

Convenient Rent Payments

Multiple options for residents to pay rent conveniently and on time. Residents can pay online and even from their mobile phones.

Eviction Process Handling

We use the top Landlord/Resident attorney in the state of Florida to assist with the eviction process in the unlikely event that a resident needs to be removed from the property.

Detailed on-sight evaluations of your property to review and report on property condition.

Resident Maintenance System

From their mobile device, Residents can conveniently place maintenance requests, schedule appointments and communicate with vendors.

Leasing Guarantee

If a resident we place into your rental property breaks their lease before the end of the initial lease term, we will not charge you a leasing commission to find a replacement resident (excluding moves for military orders)

Resident Damage Guarantee

While we are managing the property, if a resident we placed causes damage to your property, in excess of the Security Deposit, we will make the repairs, up to $1,000, at no cost to the owner.

Eviction Guarantee

While we are managing the property, if a resident we placed has to be evicted, we will handle the cost of eviction, up to $2,500.

Capital Improvement Evaluation

Upon Request. Annual visit and report on capital improvement needs for your rental property.

HVAC Maintenance Agreement

Upon Request. Regularly scheduled service program of your properties HVAC system.
